After more than a decade and hundreds of completed projects, certain transformations stick with you. Not because they were the biggest or the most expensive — but because of what they meant to the families we served.
Some of these projects helped homeowners rebuild after devastating storms or fires. Others turned outdated spaces into dream kitchens and spa-like bathrooms. A few pushed our team creatively in ways we didn’t expect.
What do they all have in common? Clients who trusted us with their homes — and results that exceeded everyone’s expectations. These are the projects we talk about around the office. The ones that remind us why we do what we do.
Functional Brookside Storage
This active family needed additional storage for their sporting gear and lawn tools. Unwilling to move from a coveted Tudor home in their Brookside neighborhood, these creative Homeowners petitioned for a variance to their local building guidelines to add square footage to their garage. This allowed them better accessibility to their two-car garage, closed storage for their lawn tools and recycling bins, and locked, organized storage for all those bikes, basketballs, and skateboards. The bonus to this little gem is the architectural interest it provided to a once-forgotten side of their home.
Stunning New Build
What once was a cozy 2-bedroom, 1-bath home built on a slab foundation is now a 4 bedroom 4.5 bath home tucked neatly into the same corner lot. The footprint of this home expanded slightly to gain a second car garage and a mudroom behind.
It is amazing what you gain in space with the addition of a full basement and the utilization of a flat roof design. Although this modern home boasts a full second floor, the roof line is only marginally higher than the surrounding 1 to 1.5-story homes. We may be bold, we may be different… but we don’t cast shade.
Beautiful, Full Remodel
The intention for this home was a dramatic remodel, keeping the existing foundation and main floor framing. Projects do not always go as planned, and some major adjustments were made along the way.
But the result is exactly where we wanted to be.
The existing concrete foundation was solid, with the exception of one wall that moved due to a reverse grade water issue. We excavated out the rear wall and made corrections to the foundation with the help of our Structural Engineer. The height of the existing basement was “okay” for Prairie Village, but we wanted one more foot of height to give the cellar the open, usable space families are looking to achieve in newer homes and remodels.
The existing garage and entry level remained intact, and we raised the height of the basement by 12″, which presented some interesting design opportunities for the Main Floor. This change in foundation height gave us additional room to make the necessary grade corrections with the help of our Excavator and Landscaper. All in all, we are very happy with the results of this major update to what once was a brick ranch home.
